BERGBLICK

In Munich’s Fürstenried district, the new FÜRstenried West neighborhood is creating a forward-looking and socially balanced residential environment that combines modern living with sustainable urban development. Surrounded by extensive green spaces and urban infrastructure, a variety of residential forms will be realized in the coming years – through renovations, innovative additions, and high-quality new buildings. A striking feature of this neighborhood is the BERGBLICK project, a stand-alone new building whose vertical architecture makes it an urban landmark in the neighborhood. With its extraordinary height, prominent location, and iconic silhouette, it makes a strong urban statement and gives the entire ensemble a distinctive identity. A total of 18 floors will house over 90 modern residential units, complemented by a free neighborhood fitness studio on the ground and first floors, as well as communal areas – such as a common room and a spacious roof terrace with distant views on the top floor. BERGBLICK will also be the first fully digitized building in the entire neighborhood – including chip access to the apartment entrance doors. The new building is accompanied by an advanced energy and mobility concept: photovoltaic systems on the roofs supply tenants with electricity and enable flexible electricity models. Digital solutions such as tenant apps facilitate communication, bundle services, and enable the neighborhood-wide use of shared resources. This is complemented by sustainable mobility options such as car sharing and bicycle parking facilities – all embedded in a holistically conceived neighborhood development.

Location and connection

Everything in the neighborhood

Shopping facilities and public amenities, as well as a school center with all types of schools, daycare centers, the ASB senior center and cultural and leisure activities are practically on the doorstep. The Fürstenried West subway station and various bus stops in the district are within easy walking distance. In addition to good public transport connections via the U3 underground line and various bus routes, the nearby A95 motorway junction also guarantees quick access to the surrounding area. The special mobility offer in the neighbourhood includes the uncomplicated rental of (fully) electric cars, cargo bikes and scooters.

Even pure nature can be enjoyed in the immediate vicinity. Situated between the extensive Forstenrieder Park woodland area and the sprawling forest cemetery, the district offers local recreation in the truest sense of the word. Numerous green and play areas and three newly built, modern playgrounds in the neighborhood itself invite families to spend their free time together. Fürstenried is located in the south of Munich – a district that was originally designed as a purely residential area and is still characterized today by spacious residential complexes, charming single-family homes, and lots of green space. The eponymous Fürstenried Castle, also affectionately known as “Little Nymphenburg,” is the most striking building in the neighborhood and reflects the mature character of the district. Fürstenried offers ideal conditions for families: an excellently developed infrastructure, numerous playgrounds and green spaces, and close proximity to nature ensure a high quality of life and living. Public transportation and quick access to the highway make both Munich city center and the surrounding area easily accessible. Between the rows of houses, green pathways, gardens, and small parks create quiet retreats and promote a sense of community. Special recreational attractions include the palace park, Forstenrieder Park, and the wildlife park—all located right on the doorstep. Historical sights such as St. Matthias Church and the late Gothic plague column lend the district cultural depth. A weekly market is held regularly around Schweizer Platz with its “Schweizer Brocken” fountain, complementing the local supply of goods and services, which is rounded off by a REWE supermarket and the planned EDEKA. Frequently asked questions (FAQ)

Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.

 

The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.

The deposit needs to be transferred to the landlord’s secure account according to § 551 Paragraph 2 BGB.

All apartments feature contemporary, modern furnishings. A detailed overview can be found here.

The electricity provider is contractually bound until summer 2026 due to construction work. After that, you are free to switch to a provider of your choice.

There are no car parking spaces available. The neighbourhood is characterised by a strong mobility concept that is based on the concept of the “city of short distances” and encourages people to do without their own (second) car.

The keeping of pets has to be checked case by case and requires the approval by the landlord an a side letter to the lease contract.

A limited number of separate basement rooms are available and can be rented additionally if required. For more compact one-room apartments, we are currently examining whether individual units will be assigned a fixed basement compartment.

A contract can be concluded with any provider. The neighborhood will be equipped with state-of-the-art fiber optic technology (extending into the apartments).

The team from Müller Merkle Immobilien GmbH has been commissioned with the letting. The property management is responsible from the signing of the rental agreement and for the handover of the residential units. The contact details will be provided upon conclusion of the rental agreement.
